Location Information

Enter your nearest city so we can adjust your cost for location.

Main Floor Information

sf

Enter the square footage of the living area on the main floor. The living area does not include areas such as garages, porches or decks.

Enter the main floor ceiling height. This is the distance in feet from the floor to the ceiling. The standard ceiling height is 8', but they are often upgraded to 9' or 10'.

In order to determine the complexity of your home (which will affect the cost), select the class that best fits your home.

General Information

sf

Enter the total area of deck on your home which will not be covered. A deck is typically raised off the ground with a wood structure supporting the floor.

sf

Enter the total area of deck on your home which will be covered by roof. A deck is typically raised off the ground with a wood structure supporting the floor.

sf

This is the total area of all the porches on your home which will not have usable area underneath it. Porches are covered exterior areas which have a concrete floor. Deck area should be entered above.

sf

This is the total area of all the porches on your home which will have usable area underneath it. Often times the area underneath will be used for cold storage.

Basement

In many areas it is common to have a basement. A basement is living area which is below the main floor and typically below grade.

If your home is to be a slab on grade home? If you select 'No' the program will calculate your home assuming it will have a crawl space or a basement. Slab on grade will calculate your main floor as concrete.

If your lot slopes from front to back you can have a walk out basement. A walk out basement is where the basement floor is the same height as the backyard ground level.

sf

This is the total area in your basement which you intend to finish at the time you build.

sf

This is the area in your basement that will remain unfinished. Other people will not finish their basement at the time they build in order to keep the cost down, then they can finish it at a later time.

This is the height of your ceiling in your basement. Typically they are 8' but are often upgraded to 9' or 10'.

Garage

Will your home have an attached garage. For Detached garages use the garage calculator.

sf

A typical two car garage is between 500 to 700 square feet. A typical three car garage is between 800 to 1200 square feet.

Typically your garage ceiling height for a home with a basement or a crawl space will be 1' taller than the main floor ceiling height. If you have a slab on grade home the ceiling height is usually the same as the main floor.

Each

Enter the number of garage doors (large doors for car) your garage have. Include lower garage doors for suspended garage.

Sometimes the area under the garage is used for living area or just a shop/garage area. If this is the case the garage floor will have to be considered a suspended floor.

5 Floors

Sometimes homes have living area which is built into the roof of the home. This is usually called a loft.

This is a floor which is directly over the main floor. If the area is built into the roof enter the space as a loft above.

6 Kitchens

Each

A full kitchen typically has a sink, dishwasher, fridge and an oven with cook top.

Select the size that best corresponds to the kitchen you have.

The most cost effective is a laminate counter top. This has the benefit of many choices and designs.

Each

Often times these are located in a basement or loft area to provide better access to a kitchen in a remote area of the home.

Gas fire places are used for looks and heat; they can be built into a wall or be free-standing.

How We Calculate Your 2025 Build Cost

The calculator starts with national per-square-foot baselines, updates them with current material and labor indexes, then adjusts the estimate for the state and city where you plan to build.

01

Start With Base Costs

We begin with national per-square-foot baselines for materials and labor that reflect typical single-family home construction.

02

Update to Today

Material and labor assumptions are updated using official indexes that track home-building goods and construction wage trends.

03

Adjust for Location

State-level price differences help the estimate reflect that building costs can vary widely depending on where the home is built.

Important: This calculator is designed for planning and comparison. Final bids can vary based on local labor availability, site conditions, utility access, design complexity, code requirements, builder markup, and material selections.

What You Can Customize

Each section helps refine the cost estimate by adding details that can significantly affect a real construction budget.

1

Main Floor

Adjust square footage, ceiling height, and structure complexity.

2

Major Factors That Affect Cost to Build

Two homes with the same square footage can price differently because of design complexity, site conditions, finish choices, and location.

Home Complexity

Rooflines, ceiling changes, corners, structural spans, and custom details can raise labor and material costs.

Location

State and city costs differ due to labor markets, material availability, local pricing, and regional construction practices.

Foundation Type

Slab, crawlspace, basement, slope, soil, and site preparation can change the cost significantly.

Finish Level

Flooring, cabinetry, countertops, fixtures, trim, and appliances can shift a project from budget-friendly to high-end.

Systems

HVAC, plumbing, electrical, insulation, windows, and energy requirements all affect final construction cost.

%

Overhead & Profit

Professional bids often include overhead and profit so builders can cover operations, risk, and project management.

Data Sources Used in the Calculator

These inputs help keep the estimate tied to market conditions instead of relying only on static cost assumptions.

Materials

BLS Producer Price Index

Tracks nationwide price changes for goods used to build homes, such as lumber, concrete, metals, and related materials.

Labor

BLS Employment Cost Index

Reflects construction wage trends, which help drive the labor portion of the build estimate.

Location

BEA Regional Price Parities

Adjusts totals for local price levels so costs can reflect where the home is being built.

Markup

Overhead & Profit

Shows the professional bid structure so overhead and profit are visible in the summary.

Sources are intended to be refreshed as agencies publish updates. Always compare the calculator estimate with real local builder bids, site conditions, permit requirements, and current material availability.

Cost to Build FAQs

These answers help set expectations before you compare plans, request bids, or begin your new home project.

Is this a final construction bid?

No. It is an estimate for planning. Final pricing should come from local builders, subcontractors, suppliers, and site-specific review.

Why does location matter so much?

Labor rates, material pricing, code requirements, site conditions, and market demand can vary widely by state, city, and region.

Does square footage include garages and decks?

Main floor living area does not include garages, porches, decks, or other non-living areas. Those are adjusted in their own calculator sections.

Why does structure class affect price?

More rooflines, ceiling changes, corners, and custom design details usually require more labor, framing, materials, and coordination.

Can I use this with any house plan?

Yes. Use your plan’s living area, garage size, basement details, finish expectations, and location to build a more useful estimate.

How should I use the final number?

Use it as a planning range, then compare it with local builder quotes, supplier pricing, and site-specific costs before making final decisions.
