What Can Be Changed?

We make it easy to personalize your plan while keeping costs low. Our in-house team can update most layouts quickly—whether you’re fine-tuning a single room or adapting your home to fit your lot. Below are common examples of the types of changes we handle every day.

  • Flip or mirror the plan – for example, move the garage to the left side instead of the right.
  • Extend outdoor spaces – such as enlarging the rear porch by about 4′ to make it approximately 16′ × 18′.
  • Adjust roof or porch details – replace rear porch skylights with 4/0 × 4/0 units for better natural light.
  • Replace or redesign outdoor features – swap an optional deck for a patio, including a few steps down from the screened porch.
  • Update fireplaces – convert a see-through fireplace into two back-to-back fireplaces, each with a 4″ raised hearth.
  • Change door types or openings – for example, replace a hinged utility room door with a pocket door off the hallway.
  • Add or relocate storage – insert a small linen closet in the laundry room that bumps into the back corner of the primary closet.
  • Revise vanity or fixture layouts – adjust a hall vanity to a 5′-2″ double-sink if space allows.
  • Expand or relabel rooms – enlarge a playroom closet to match another bedroom, or relabel “Bedroom 5” as “Office.”
  • Add small closet spaces – for instance, a 2′-deep linen closet along the 5′ wall in the primary bath, extending slightly into the walk-in closet.
  • Convert rooms – such as changing a master suite into a family room, or adding a bathroom accessible from both a bedroom and hallway (as shown in the sample image).

What’s Not Included

We focus on efficient, build-ready plan adjustments. We do not modify exterior elevations, detailed architectural facades, or re-engineer full structural systems beyond the approved scope of the original plan. If your requested change affects those areas, we’ll advise on the best approach before proceeding.

Can I see the revised plans before payment?

Unfortunately, no. Due to high demand, we can’t provide sketches before purchase. However, if adjustments are needed after delivery, we’ll make them at no extra cost—unless you request entirely new design changes.

How long do modifications take?

Minor adjustments are typically completed within 1–2 business days. Larger or more complex redesigns may take up to a week, and we’ll notify you right away if additional time is needed.

Do I need to hire an architect or engineer?

Our plans are pre-engineered and professionally drafted, including complete structural details, CAD files, and PDFs. They are formatted to meet building code requirements in most U.S. jurisdictions. However, please note that local building departments often require the plans to be reviewed and resealed by a licensed engineer in your state before permit approval.

This reseal process is typically quick and affordable since the plans are already fully engineered—your local engineer simply reviews and stamps them for your region’s specific wind, snow, or seismic conditions. By starting with a pre-engineered plan, you’ll save both time and thousands of dollars in design fees while ensuring full compliance with local regulations.
